What is an architectural request?

Simply put, it is a document that outlines specific changes an individual or organization would like to see made to a building. This can include anything from minor changes like painting or adding new landscaping to significant changes like adding an addition or building a new garage.

Regardless of the specifics, all architectural requests must be taken seriously and given due consideration. Only then can the best decision be made about how to proceed.

Who is the Architectural Review Committee, and what does it do?

The Architectural Review Committee (ARC) is responsible for reviewing and approving all proposed changes to a property’s physical appearance. The ARC is typically made up of either Board members or appointed residents with experience in architecture or design.

The ARC’s primary goal is to maintain the aesthetic integrity of the community and to ensure that all changes are in keeping with the community’s overall design.

How to Complete an Architectural Request

  1. Consult your homeowner’s association to see if the modification requires approval and, if so, what the guidelines are.
  2. Next, please complete the required paperwork and submit it with other required documentation, such as drawings or photographs, and any required fees.
  3. Once the request is received, the ARC will then review your request and determine whether or not it meets their standards. If it does, they will issue you a permit that will allow you to proceed with the work. If it does not, they will give you feedback on how to make your proposal meet their standards.
  4. It is important to note that the ARC’s decision is final and cannot be appealed. However, if you feel that your proposal has been unfairly rejected, you may submit a new proposal that addresses the ARC’s concerns.

Community members often make requests of the Board related to architectural changes they would like to see in the neighborhood. Because the Association’s Governing Documents contain design guidelines meant to maintain property values and a cohesive community appearance, all requests must be submitted in writing to the Architectural Committee for review and approval. Importance is placed on Architectural requests to keep up with the ever-changing trends while still providing homeowners with peace of mind that their investment is protected. The consistency of an HOA-governed neighborhood also makes it a more desirable place to live, which can help maintain or even increase property values.
